Purchasing of Land

Aliens Landholding Licence
Procedure for foreigners who wish to purchase land or houses in St.
Vincent & The Grenadines
A foreigner can not buy land in St. Vincent and The Grenadines without applying to the
Government for what is called an "Alien's Land Holding Licence".
To apply for this licence the foreigner will need to employ a local
Attorney-at-Law and will be required to provide the local attorney who will advise on the
Documents and other information (A police certificate, Banker’s reference, etc ..) required for
the application.
The attorney then makes the application for an alien's licence. Upon the filing
of this application a non-refundable processing fee of EC$ 2,500.- will have to be paid to the
Government. The application can take up to 3 Month to be processed by Government. If
the application is successful a licence is then granted. This licence has to be
then registered and the costs for registering the licence are as follows:
• Below EC$ 100,000.- , EC$ 10,000.-
• Between EC$ 100,000.- but does not exceed EC$ 3,000,000.- EC$10,000 – plus 6% of the value in excess of EC$100,000.
• Exceeds EC$3,000,000 – EC$105,000 – plus 4% of the value in excess of EC$2,000,000

Conveyance

The foreigner is then free to purchase the land or house as the case may be
and the local attorney prepares the deed of conveyance. Stamp duty is due when your deed is
registered. The amount is 10 ¼ % of the purchase price or of the assessed value of the land.
The Vendor pays 5 % and the purchaser pays 5 ¼ %, which includes a registration fee.
A registration fee of approx $1650.00 EC is also due.
The above quoted fees must be paid to the Government.
Lawyer’s fees are not included in the above and may vary slightly.
Legal fees - for a purchase price up to $50,000EC = $1,538 EC in excess of this then this is 1.5 % of the purchase price.

Permission to reside in the Country

It is obvious that a person who purchases property in St. Vincent & The
Grenadines will want to know that they can enter St. Vincent & The
Grenadines and reside here as long as they wish to.
The policy of the Government is that anyone who owns a residence in
St.Vincent upon that person making an application to Government for
Permission to reside here, the Government may grant to that person permission
to reside in this State.
The cost for the residency is approximately EC$ 1,600.00 Government fees. You may wish to
retain a Local Lawyer to assist with to application.
